Yards, alleys and hand-carried materials
In the terraced streets of Gresham, Newport, Ayresome and Grove Hill the patio is usually the whole yard. Everything is walled, so every slab along the perimeter needs cutting, and the drainage question is sharper than in an open garden because there is nowhere obvious for water to run. Access is the other local reality: materials come in by hand down a shared alley or through the house, and the spoil goes back out the same way. The semi belt
Linthorpe, Acklam, Marton and Nunthorpe are the town's steadiest patio work: interwar and postwar semis with long, narrow rear gardens on clay, where the usual brief is a terrace across the back of the house and a path down one side to the gate. Sizes cluster around 20 to 30 square metres, so a slab job lands near £1,300 to £2,000 and sandstone around £2,000 to £3,000. Larger Nunthorpe and Marton plots take bigger terraces and more often go to porcelain, with low walls and raised beds tying the levels together on the gardens that slope towards the beck.
Replacing what the builder laid
Across Coulby Newham, Hemlington and Stainton the pattern is different again: houses from the 1980s onwards that came with a small square of pressed slabs, laid on the minimum base, now rocking and green. That is the classic repair-or-replace decision, and it is worth getting an honest answer rather than a default one. Where the base has held up, repairs and repointing from £150 buy several more years; where it has not, starting again with a proper dig is the cheaper decision over ten years.
